Purchasing Your Dream Home in Italy - Questions and Answers

Can anyone purchase property in Italy?

Certainly, anyone can purchase property in Italy.
It is important to emphasize that purchasing property in Italy does not grant citizenship (Cittadinanza) and/or permanent residency (Residenza). However, purchasing property can certainly assist in the process of obtaining residency.

A regular stay permit in Italy is possible for tourists for up to 90 consecutive days. To extend the stay in Italy, one must obtain a residence permit (Permesso di Soggiorno). This can be obtained by proving one of the following reasons: family reunification, studies, employment, property purchase, and more.

Obtaining residency in Italy grants you tax benefits such as a reduced property purchase tax (2% instead of 9%), a reduction in tax payments if the property you purchased is the only one in Italy, the ability to register for free healthcare services, and more.

The advantages are numerous: the ability to reside freely in Italy, the option to apply for jobs in Italy, subsidized tuition costs, and benefits and easements in the property purchasing process in Italy.

Only an Italian notary (not a regular lawyer) is authorized to draft a contract for purchasing property in Italy. Notaries outside of Italy who do not have an Italian license cannot do so.

It is not mandatory. The key professional in the property purchasing process in Italy is the notary, who is responsible for conducting all the necessary checks. The role of the Finder and the local real estate agent is to ensure that the notary’s work is done as required.

The process of purchasing property in Italy can be completed within 4-6 months.

There are several reliable property management companies in Italy with experience. The cost of managing your property can reach to a few thousand euros per year. The exact cost depends on the type of property, its location, and its size.

Mandatory Costs:

  • Property tax: 2% of the property’s registered cost (Costa Catastale) for first-time buyers in Italy. 10% for a second property.
  • Local notary: Between 1,000-3,000 euros.
  • Local real estate agent: Between 4%-5% of the purchase price.

Optional Additional Costs:

  • Finder services (e.g., Dream Your Italy): The cost of assistance will be provided during the first introductory call.
  • Professional inspection costs, such as architects, structural engineers, etc., if required.
  • Translation of the agreement from Italian to any required language by a certified translator.

The yield level varies across different regions in Italy (cities, towns, lakes, rural areas, etc.).
In major art cities such as Rome, Florence, Milan, Bologna, Naples, and Turin, the yield is lower (around 4%-6%). However, it is much easier to liquidate the property in the future.
