    A property can be perfect, but a problematic access road can turn every visit into a challenge.
    Private roads, dirt tracks, steep slopes, or blind corners impact daily convenience, guest arrivals, emergency services, and winter accessibility. This is a primary check, not an afterthought.
  2. Road Paving Can Cost a Fortune
    Many assume “we’ll fix the road later,” but costs add up:
  • New paving: €25–30 per m²
  • Repairs/restoration: €8–10 per m²
    A 400–500-meter road can easily cost tens of thousands of euros. It’s also essential to know responsibility: is it solely the owner’s or shared with neighbors?

    Peace and beauty often come at a cost: distance.
    Grocers, pharmacies, doctors, gas stations, or mechanics may be 20–30 minutes away—a daily routine, not a rare trip.
  7. Narrow, Winding Roads
    Mountain villages offer incredible views—but also challenging daily driving.
    Large vehicles, rain, darkness, or winter conditions change the experience entirely. Driving the route several times before deciding is essential.
  8. Winter Accessibility
    Some areas may be blocked by snow, ice, or landslides.
    Not all municipalities clear snow, and private roads may be unmaintained. A property inaccessible in winter limits both personal use and rental potential.
